Current Target Acquisition Criteria:
We target mid-sized Class B / C assets that are mostly stabilized or require light value-add. We currently do NOT focus on development or heavy rehab -- that's just not our thing. We focus on finding solid properties in growing or gentrifying areas that we can ride up for the long-haul. We have a 5-10+ year horizon on our investments.
We like buying recently completed gut-rehabs in urban locations (ie: Chicago, Cleveland, etc.) & stabilized suburban assets in growing / still-recovering areas.
